Section 2: Evidence of previous WDO activity or damage, no live organisms. Dry vacant mud tubes, old termite damage that’s no longer active, staining from past fungal infection, or powder post beetle exit holes with no fresh frass. Section 2 documents the property’s history. Lenders may still question Section 2 items if structural damage is visible, but they’re less likely to hold up closing. A Section 2 finding may require a repair allowance or no action at all.

What Triggers a Full Fumigation Recommendation
